Abstract
Sustainable building in the real estate industry is very diverse. The complexity of sustainable building as a result of the complexity of sustainability is best illustrated by the numerous de-viating definitions and interpretations of sustainability in the building sector. A consideration of the current research and practice shows clearly, that the integration of sustainability in the existing real estate processes is performed in different manners with deviating aims and in-tentions. The majority of sustainable procedures are focused on attaining a certificate as an evidence for the accomplished sustainable building quality. On the other hand, some ap-proaches try to achieve a sustainable real estate without a certificate. The shown processes are based mainly (with a few exceptions) on a certain real estate type and/or a common cer-tification system. A generality in terms of choosing a certain certification system, the real es-tate use and the use of different assessment and certification systems cannot be indicated. A procedure for the implementation of sustainability in terms of a holistic perspective does not exist.
Supporting tools for the implementation of the developed processes are partially available, but are in no way covering entirely the necessary process steps for developing a complete sustainable real estate.
The main objective of this research work is to derive a general process model for developing a sustainable real estate, which is considering the sustainability entirely.
The resulting process model is an advancement of the sustainability as an integral part of the real estate processes, as well as improvement of process quality in real estate corporations.
To accomplish this, easy to use tools are generated by the specification and the adaption to the business of the sub-processes which are included in the process model and the related process modules.
The tools also serve to reduce the financial and personal efforts, as well as to sensitize and deal with the real estate companies stakeholders regarding the sustainability.
The integration of the sustainability into the existing strategic and operative processes is dis-posed are described.
Base of the work are descriptive fundamentals in the first part of the work. The requirements, localizations and approaches for modelling and implementing the processes. Starting point of generating a general process model is the real estate development, the one-time lifecycle phases of a real estate. Based on this and by the help of reviewed and developed sustaina-bility processes, the necessary processes steps in one task chain are deduced and com-posed. After elaborating these steps with regard to content and technical matters, detailed process modules for the processes and process parts are developed, which are composed in a hierarchical, phase oriented model structure.
With the validation of the process model not only the development of the tool for the realiza-tion of the different model components is executed, but also the consolidation of the model structures by the implementation of sub-modules. These represent the processes, which oc-cur inside of the superior process modules and also distinguish the developed tools.
Using the example of the sustainability process without a certificate, the detailed implementa-tion and derivation of the necessary tools is executed. A concluding, for the process imple-mentation in a business necessary evaluation and optimization related to the use of the tools in practical use, enables modifications for the best form and use possible within a real estate company.
